    • 30,000 cars per day minimum if commuter site only--assume 1% capture rate of commuter traffic

    • Direct frontage, multiple curb cuts, multi access points
    • Less commuter traffic if location has high volume of traffic through out the day due to shopping center, schools, etc.
    • Locate on large retail center parking lots and draw from center traffic and surrounding traffic flows
